Morningstar Credit Highlights Operational Improvements and Leasing Momentum at Cedar Crest
Morningstar Credit recently visited Cedar Crest Professional Park as part of its “Boots on the Ground” series, an independent field review process used within the commercial real estate credit markets.
The visit occurred approximately one year after Morningstar’s previous assessment of the property and reviewed operational conditions, physical improvements, occupancy trends, and ongoing stabilization efforts across the seven-building medical office campus in Allentown, Pennsylvania.
While the report acknowledges the ongoing challenges associated with the asset, it also recognizes the measurable operational and physical improvements completed during the past year under OPEX CRE Management.

Operational Progress Recognized
According to Morningstar Credit, updates completed throughout the campus included refreshed common areas, improved lighting, new seating areas, rebranding initiatives, and ongoing capital improvement projects.
Additional projects observed during the site visit included active roof repair work and parking garage refurbishment efforts currently underway throughout the property.
Leasing Momentum Supporting Stabilization
In addition to physical and operational improvements, Cedar Crest Professional Park has continued to generate leasing activity during the stabilization process.
Since assuming management responsibilities, more than 42,000 square feet of new leasing and renewals have been executed across nine transactions throughout the campus.
For distressed and transitional commercial real estate assets, leasing momentum remains one of the clearest indicators of operational traction and tenant confidence.
